Condo Remodel in Kalorama, Washington, DC
Project Overview
The homeowners had recently moved to Washington, DC where they purchased a spacious condo on California Street, NW in the Kalorama neighborhood, near Dupont Circle. Strategically located with a fantastic view, they planned to make this their home for the long run. While there was nothing inherently wrong with any of the rooms, they wanted to remodel the two full bathrooms and kitchen into spaces they loved – both in terms of function and aesthetic.
Design and Layout
The existing layout of both full bathrooms was efficient, so there was no need to change the placement of any fixtures. The design simply called for a gut and remodel in the existing footprint. The kitchen was a different story. The homeowners wanted to open the floor plan so that the kitchen flowed seamlessly into the adjoining living space. They entertained frequently; which was a driving factor in the design and layout. After several iterations, they settled on a U-shaped design that tied into one of the structural columns. Bar seating was included along one run of base cabinets and a peninsula helps create separation between the dining area and kitchen while still keeping an open feel.
Style and Finishes
For one of the bathrooms, the client selected traditional fixtures and hand-made subway tile that was popular during the era when the building was constructed. For the other bath, more contemporary finishes were selected: a semi-floating vanity with a vessel sink, large format wall tile, and matching mosaic accent tile. Built-in glass shelving compliments the frameless glass splash panel. For the kitchen the homeowner selected cherry cabinets with dark granite countertops. A stacked limestone backsplash highlighted by accent lighting finishes the space nicely.
Construction and Final Product
Once the design was finalized and materials ordered, construction went smoothly. Since the homeowners were living in the condo during renovations, we took a piecemeal approach to the project. One at a time, we sealed off each work area with a plastic Zip Wall, and kept our tools and materials contained within. This afforded the homeowners some level of normalcy during the project, as the construction zone was isolated to a small area. As is always the case in multi-unit buildings in residential areas, parking and materials delivery were a challenge. Not to mention the many trips up and down the elevator with the construction debris! Our production crews are accustomed to these conditions, and completed the project in a timely and orderly fashion. The finished kitchen and bathrooms are beautiful, and the homeowner was thrilled.
