Kitchen + Pantry Update in Massachusetts Heights, Washington, DC
Project Overview
For this charming historic house in DC’s Massachusetts Heights neighborhood, we undertook a comprehensive renovation to address structural deficiencies, modernize the living spaces, and integrate a new kitchen and pantry. The house, originally built in 1920, had previously undergone only one renovation and required significant updates to meet the homeowner’s needs. By preserving the home’s original charm and details, we created a more functional and inviting space for a mother of two boys, who also works at the nearby school her sons attend.
Design + Layout
The existing structure had a rear 2-story sunroom/porch/office that was compromised and required demolition and rebuilding. We expanded the kitchen into the new addition, creating a larger, more functional space. The first floor’s design centered around a seamless flow from the walkthrough kitchen to the butler’s pantry and dining room. The second floor was reconfigured to combine three rooms into a primary bed/bath suite, while the third floor was fully renovated to include a new playroom with a stunning view of the cathedral. The basement was transformed into a practical space with a large locker room, hybrid mudroom/laundry area, and full bath, accessible from the rear yard.
Style + Finishes
The renovation emphasized maintaining the traditional aesthetic while introducing modern elements. The kitchen features custom white inset cabinetry, a large 4-person island, and a custom arched plaster hood surround with a Caesarstone backsplash. Large windows flood the kitchen with natural light, enhancing the spacious feel. Throughout the house, original details like double-hung chain-weight windows and traditional wainscoting were meticulously restored. The second floor boasts a luxurious primary suite with a long shower and new pocket doors designed to match the 1920s originals. The third floor includes glass French doors relocated from the original dining room, while the basement’s practical design incorporates strategic HVAC solutions due to challenging ceiling heights. Lighting for specific wall art and portraits was coordinated throughout the dining room and den spaces, complemented by built-in arch-top bookshelves, a refreshed fireplace surround, and bright wallpaper with coordinated furniture pieces.
