
Building a Modern ADU in Del Ray, Alexandria, Virginia

Project Overview
This ADU (Accessory Dwelling Unit) project was driven by Alexandria’s citywide effort to refine zoning regulations, making it easier for homeowners to add these standalone spaces. Often, principal dwellings face occupancy restrictions, and additions can be disruptive to the main home during the build. A backyard ADU, however, offers a practical solution—providing a private retreat for the homeowners and their children, as well as the flexibility for use as an in-law suite or short-term rental. These benefits made an ADU an ideal choice for our clients, and the design was carefully planned to meet these unique considerations.
Design and Layout
This compact space packs in everything needed for comfortable living. It includes a full bath, a washer and dryer, and a sleeping nook with bunk beds that can double as an office. The lower level features a fully functional kitchen and a cozy den that seamlessly connects to the outdoor space—perfect for entertaining. To enhance privacy and independence, we implemented separate electrical and HVAC systems, along with a keypad entry for Airbnb guests. The kitchen was intentionally designed to interact with the shared courtyard, sitting between the ADU and the main house. Large windows face the street, while a 10-foot countertop window opens to the outdoors, creating a bar-style overhang that integrates indoor and outdoor living.
Style and Finish
Despite its smaller footprint, the ADU’s kitchen and living spaces were designed to feel open and high-end. A built-in speed convection oven and a two-burner induction cooktop maximize functionality, while a full-size farmhouse sink simplifies cleanup. The material palette keeps things warm and natural, with light oak flooring and muted olive cabinetry creating an inviting atmosphere. Indoor-outdoor living is a central theme, emphasized by the folding windows, outdoor bar, and abundant natural light.
